Riverdale home sells for almost $1M over asking hours after being listed

Torontonians are likely used to stories of homes selling well over asking price in today’s unbelievably hot market. But a recent Riverdale deal would turn the heads of even the most unshakable residents after a semi-detached home at 12 Garnock Ave. sold the very day it hit the market – for just under a million over the asking price.

The almost 2,000-square-foot home arrived on the market on Feb. 28 with a to-be-expected asking price of $2.199 million. But just hours after it was listed, realtor Stephen Braun says the sellers received an offer they couldn’t refuse of $3.1 million – a whopping $901,000 over asking.

“The initial offer was a large number that caught us off guard, but it wasn’t a number that the seller was comfortable with initially given how briefly the home had been on the market,” Braun says.

He says they went back to the buyers to see if there was any more room in the offer. “When they came back with the final 3.1 figure in the timeframe they did, that was certainly good enough for my client.”

12 Garnock Ave. is a semi-detached home with four bedrooms and four bathrooms located in North Riverdale, steps from the Danforth and Withrow Park. Braun says the location had a major impact on the high demand.

“It’s a very popular neighbourhood, and there just hasn’t been a lot of homes coming to market as of late,” he says. “So I’m sure when the listing showed up on realtor sites, many agents sent it out to their clients.”

Braun says requests for home inspections and first viewings started rolling in almost immediately after listing.

The home was also recently fully renovated. “With really high end finishes, hardwood flooring, heated tile floor throughout the house . . . that all creates an impression and a sense of value in the home. That pushes people towards wanting to make an offer,” Braun says.

Though Braun sees how scarcity in the market is pushing those higher offers, he’s not convinced that $3 million semis is going to be the new standard. “There’s a strong possibility that this home is an outlier,” he says. “I work predominantly in the east end and I see a lot of fluctuations on similar homes on the same street. Anything can happen on offer day.”
