The March market is moving at full speed and I’ve been appraising homes like crazy.
In the last week, I’ve had eight appraisals of condos and homes in central Toronto, including Forest Hill, Yonge and Eglinton, and Casa Loma.
At every appraisal, I show the potential seller what other homes in their area have recently sold for.
What I find staggering is that roughly eight out of 10 homes I use as comparisons have sold for more than the original asking price.
And it keeps happening.
The last sale I did was a 1,600 square foot, two-level condo on the ravine at 360 Bloor St. E.
We listed it at $588,000, had three offers, and sold for $608,000 — $20,000 over asking.
The most money over asking I’ve dealt with in the last few weeks was a home in the Queen West area. It was an attached house that the owner had lived in for more than 40 years.
We listed it at $499,999 and it went for $545,000 — $45,000 over asking.
This is happening all across the city because the market’s hot and buyers are eager to make their move before the summer.
