The commercial property on the southwest corner of Yonge Street and Chatsworth Drive is now up for sale.
Currently owned by Suncor Properties and home to a Petro-Canada gas station and auto repair shop, the corner lot at 2908 Yonge St. is roughly 0.27 acres and is listed for $7.1 million with Cushman & Wakefield.
City of Toronto planner Cathie Ferguson said her office has already had a few calls inquiring about the site and how it could be redeveloped.
The official plan allows for a mixed-use designation, and the listing suggests potential buyers could put in an apartment building with retail on the ground floor.
“What could you realistically put on there? Maybe a mid-rise building, maybe eight or nine storeys,” said Ferguson. “Given the small size of the site, you’d have to put your parking underground.”
The property hit the market shortly after the Ontario Municipal Board ruled against a seven-storey condo proposed by Parkset Developments next door at 41 Chatsworth Dr. (Ed: Karen Stintz wrote about the denial in her July column for us.) The ruling pleased city planning staff and the local residents’ association Develop Areas Respectfully in Toronto (DART), which argued that it deviated from the city’s official plan that allowed a maximum of four storeys on the site, and they fought hard to oppose it.
However Ferguson noted that the corner lot is a “very different situation” as it has frontage on Yonge Street. And although the two sites are in close proximity, they are not contiguous due to an access route to the city park in between them and ravine lands in behind.
Ferguson said she has not heard from Parkset Developments, regarding a new proposal, or the sale of 2908 Yonge St.
“There are a lot of constraints on that [Yonge] site,” said Ward 16 councillor Christin Carmichael Greb. “If an application comes in, we’d have to review it and consult with the community.”
Parkset Developments did not return requests for comment.
