Igernan Limited is eyeing a redevelopment of the Domo Centre at 20 De Boers Dr., just a five minute walk from the Sheppard West subway station. In an application submitted to the city earlier this month, the developers propose integrating existing office and commercial uses with new housing and local amenities, effectively reusing portions of the existing 1990s warehouse/office building at the site. The plan aims to reduce the environmental impact by reusing parts of the current building, enhancing both sustainability and community offerings.
The 1.39-hectare site, once occupied by a furniture warehouse and showroom, is now designated for mixed-use development. Located near a public park and community open space, the existing 3- to 6-storey commercial building includes office and retail spaces, an integrated parking garage and a suite of eco-friendly features. These include a geothermal heating and cooling system, interior green walls and a large green roof network, all aimed at boosting the building’s appeal and sustainability.
It has a frontage space of approximately 124 metres along De Boers Drive and vehicular access points off of De Boers Drive and Kodiak Crescent.
The proposed development will keep the western portion of the existing commercial building, but the eastern portion will be replaced by a new five-storey mixed-use podium. Developers plan to revitalize the Domo Centre in two phases — in Phase 1, two new residential towers are proposed on top of the new eastern podium, while one residential tower is proposed for the retained western building in Phase 2, building heights will reach 50, 52 and 55 storeys for the three residential towers.
The redevelopment plans call for about 1,760 new residential units, with roughly a third featuring two or three bedrooms. The project will span 110,900 square metres of gross floor area, including over 7,000 square metres of retained commercial space, 120 square metres of new retail space and around 103,700 square metres dedicated to new residential units.
The proposal includes new communal spaces for residents and various non-residential amenities for the community, such as a daycare, a café or restaurant and a grocery store.
Residents can also expect more intensive green roof areas atop the new podium, which will be integrated with outdoor residential amenity space.
“The proposed development will revitalize the Domo Centre with a broader mix of uses and transit-supportive densities, contributing to the completion of the complete community originally planned for the [Site and Area Specific Policy 55] SASP 55 area,” the proposal’s cover letter states, noting that the landmark development represents the “completion” of the master-planned area.
