Plans for the proposed transit-oriented community (TOC) at Pape Station have been released. The Pape location will consist of two sites that have been designated for TOC use.
The development will be split into two sections—the South Pape TOC (on the north side of Danforth Avenue) and the North Pape TOC (on a side street just north of Pape station):
The south site will incorporate 32 properties from 670 to 710 Danforth Avenue, 2 properties at 16 Eaton Avenue, and 1 at 21 Lipton Avenue, spanning an area of 10,752 m². This site proposal includes 7- and 29-storey buildings (30.5 m and 99.72 m tall) connected via a pedestrian bridge. There will be 35,440 m² of residential and 1,730 m² of retail gross floor area, 1,508 m² of indoor amenity space, and 845m² of outdoor amenity space.
The north site (11–15 Gertrude Place) will span an area of about 847m². It will include a 7-storey mixed-use building (25.6 m) and 25 residential units, with both indoor and outdoor amenity spaces. This site will feature 1,902 m² and 420 m² of residential and non-residential gross floor area, indoor amenity space of 71 m², and outdoor amenity space of 45 m².
Both sites currently comprise a mix of low-rise residential and commercial buildings, but the proposal includes new retail and office space, which is expected to create approximately 55 jobs and 440 new housing units, including affordable units.
According to Infrastructure Ontario, residents and community members will benefit from “direct, convenient, and accessible connections to the new Ontario Line subway, the existing Bloor-Danforth subway, and TTC bus services.”
The Pape Tunnel and Underground Stations project is one of many contracts to deliver the Ontario Line—a 15.6-kilometre stand-alone rapid transit line that will connect the Ontario Science Centre to Exhibition/Ontario Place. Specifically, it will run from Don Mills and Eglinton, through Thorncliffe Park, Pape Avenue to Gerrard Square, along the rail tracks to the Don River and Lakeshore Boulevard. It will heads west through the Distillery District and across Parliament Street, up to Queen Street, along Queen, before dipping down to Ontario Place.
