Another Toronto gas station to be replaced with 40-storey condo building

A new condo community proposed by Skale Developments at 4696 Yonge Street will replace the gas bar and commercial service station at that site. The 40-storey mixed-use building, designed by Turner Fleischer Architects, will feature an eight-storey podium and a 32-storey tower configuration. The podium will be scaled to provide a transition in height to the low-rise neighbourhood to the west and promote a pedestrian scale along Yonge Street.

An Esso/Circle K station currently occupies the site on the southwest corner of Yonge Street and Johnston Avenue in North York, so this station will be levelled and replaced with the new condo, as per the May proposal from Skale Developments.

The building will feature 536 residential units with — 62 will be studio units (11.6%); 114 one-bedroom units (21.3%); 125 one-bedroom plus den units (23.3%); 62 two-bedroom units (11.6%); 117 two-bedroom plus den units (21.8%); and 56 three-bedroom units (10.4%).  Residents can expect 35,311 square metres of residential gross floor area and 718 square meters of ground floor retail gross floor area fronting Yonge Street, totalling 36,029.9 square meters, as well as a floor space index of 14.09.

The unit sizes will range from 40.0 square metres to 91.5 square metres, with an average unit size of 59.7 square metres.

Parking will be provided below grade with three levels of underground parking. A total of 178 parking spaces (excluding the car share) and 385 bicycle parking spaces (inclusive of 36 short-term and 349 long-term spaces) are proposed.

Vehicle access to the development will be accessed via Johnston Avenue and Florence Avenue, providing access to the underground parking garage and loading space located at the rear of the building.

About 2,048 square metres of combined amenity space (representing a total of 1,212.5 sq. m of indoor amenity space and 835.5 sq. m of outdoor amenity space) is also proposed.

Retail and service commercial uses (approximately 718.8 sq. m) are proposed along the Yonge Street frontage and wrap around the comers of Florence Avenue and Johnston Avenue. The residential lobby is proposed from Florence Avenue to maximize the retail frontage along Yonge Street.

The proposed development’s slender tower component will feature compact floor plates, which will cast smaller faster moving shadows and improve the public’s access to sky views.

The architectural design will utilize a range of high-quality building materials to contribute to the existing and planned residential, employment and commercial character of the area (north of the site, there is a mix of retail shops, restaurants, residential buildings, and places of worship, while the neighbouring side-streets are mostly lined with single-detached homes).

Landscaping is proposed in the form of sodded boulevards on Johnston and Florence Avenue, although the existing street trees will be maintained along the Yonge Street frontage as well as along the access road at the rear of the building planters.
