Proposed Dufferin development could double in height according to new plans

There is a big change in plans for a proposed development at 3180 Dufferin St. RioCan is now proposing the development of 18- and 20-storey buildings (linked by a nine-storey base) as well as  23- and 25-storey buildings (linked by a six-storey base), consisting of mixed-use rentals and retail buildings.

The proposal, located on the southwest corner of Dufferin Street and Samor Road in Toronto’s Yorkdale area, deviates from the zoning bylaw amendment application dating back to 2021, requesting to permit a nine-storey mixed-use building on the east part of the project’s site and a seven-storey residential building on the west portion of the site.

According to Storeys, a cover letter with the revised application submitted to the city late last month suggests that the proposed increase in height and density will also result in approximately 625 additional housing units. According to RioCan’s planning rationale report, the proposal will intensify an underutilized site with a well-designed mixed-use development, keeping in line with the evolving context of mixed-use tall buildings along Dufferin Street.

Collectively, the buildings are proposed to include 1,180 rental units (up from the original proposal’s 555 units) and 1,490 square metres of at-grade retail space along Dufferin Street (a slight increase from the original 1,464 square metres).

The property was once home to a car dealership. In 2020, Dean Myers Chevrolet sold their dealership at 3180 Dufferin St. for $54,650,000 to RioCan REIT and Woodburn Investments.

The proposed development is located in the Weston-Yorkdale area, a region that has seen a boom in development according to an Urban Toronto report. There are currently 79 projects in pre-construction or under construction, and 13 have been recently completed.
